I came to real estate after an executive career in accounting and finance, including leadership roles in healthcare and private equity-backed companies. I have an MBA. For most of my working life, my job was to look at a set of numbers and figure out what they actually meant, then explain it to people who had to make a decision based on it.
That is more or less what I do now.
Where I focus
Buying or selling a home is the largest financial decision most people make, and it rarely gets treated that way. On the buying side, there is a lot of pressure to move fast, a lot of enthusiasm about finishes and floor plans, and not much conversation about what the whole thing costs once you are living in it. Tax rates vary by city. MUD and PID assessments change the monthly payment. Some upgrades hold value and some do not.
Selling in this corridor has its own problem. You are often competing against brand-new inventory a few streets over, with a builder who can buy down a rate or throw in upgrades in a way you cannot. Pricing against that takes more than pulling comps. It takes understanding what your buyer is actually comparing you to, and what your net looks like at each scenario.
I think you should understand all of that before you sign anything. If the numbers do not work, I would rather tell you.
Who I work with
I work with buyers, sellers, relocators and downsizers across Justin, Haslet, Northlake, Roanoke, Trophy Club and the greater DFW area, with a particular focus on the new construction communities in Northwest ISD.
What I care about is that you end up somewhere you are glad to be, with a clear picture of what it took to get there. That means answering the question you actually asked, being honest when the answer is not what you hoped, and staying in it until the thing is done.
